Western Growth Corridor

Wyndham, Melton and Brimbank LGAs. Fast-growing suburbs like Deanside, Tarneit, Truganina, Werribee, Mount Cottrell and Rockbank. Attractive for the mix of affordability, freeway access to the CBD and heavy state infrastructure spend (Suburban Rail Loop West, Western Rail Plan).

Northern Growth Corridor

Whittlesea, Hume and Mitchell LGAs. Donnybrook, Wollert, Mickleham, Kalkallo and Craigieburn dominate our northern shortlist. Strong owner-occupier demand from first home buyers and family formation, backed by the North East Link and Hume Freeway upgrades.

South-Eastern Growth Corridor

Casey and Cardinia LGAs. Officer, Pakenham, Clyde and Cranbourne West. Established employment (Monash, Dandenong South) plus new town centres make these among the most tenanted rental markets in Melbourne.

Regional Victoria

Ballarat (Carringum, Alfredton), Geelong (Lara, Armstrong Creek) and Cobram for investors chasing higher gross yield with lower entry pricing. All within reach of the Melbourne CBD by V/Line, with strong regional employment bases.

How we screen an estate

Not every new estate makes the shortlist.

Before we place a client into a corridor, we screen each estate on:

  • Titled or near-title land availability (avoids 12+ month land waits).
  • Fixed site costs and developer inclusions — no post-contract surprises.
  • School zoning, transport plans and town-centre stages.
  • Comparable recent sales and rental appraisals from local agents.
  • Builder capacity in that estate — not every builder can deliver everywhere.
