First Home Owner Grant (VIC)
Victorian first home buyers building a new home valued at $750,000 or less are typically eligible for a $10,000 First Home Owner Grant. Because a house and land package is a new build, most of our packages qualify — we confirm the value cap against your shortlist before you sign.
Stamp duty concession
You only pay stamp duty on the land component, not the build. On a typical Melbourne growth-corridor package that alone saves tens of thousands of dollars versus buying an established home of the same total value. Full first home buyer duty exemptions and concessions may apply based on price bracket.
5% deposit pathways
Our broker partners regularly place first home buyers into new-build packages with a 5% deposit — via lender's mortgage insurance or the federal Home Guarantee Scheme where eligible. We'll pre-check your borrowing capacity on the discovery call so we only show you packages you can actually finance.
No double-paying rent + progress payments
On a house and land package, land settles first and construction is drawn down in stages, so you're not paying a full mortgage while renting. Interest-only during construction is standard.
